Job Title: Project Manager - Tenant Improvement (Commercial Projects)

Location: Irvine, CA

Job Type: Full-time

Salary: $110,000-$135,000 base

Our client is a leading general contractor specializing in large-scale tenant improvement projects across the SoCal market. We are currently seeking an experienced Project Manager to join our growing team and lead tenant improvement projects in the commercial sector.

Job Description:

We are looking for a motivated and detail-oriented Project Manager to oversee tenant improvement projects for broad commercial properties near Irvine, CA. This role will involve managing all aspects of project execution, from planning and budgeting to execution and final delivery, ensuring that all projects are completed on time, within budget, and to the highest quality standards.

Responsibilities:

  • Lead and manage multiple tenant improvement projects simultaneously from inception through completion.
  • Coordinate with clients, architects, engineers, subcontractors, and suppliers to ensure project success.
  • Oversee the planning, scheduling, and budgeting of projects, ensuring they stay on track and within scope.
  • Perform site visits to monitor progress, identify issues, and ensure safety compliance.
  • Manage contracts, purchase orders, and change orders.
  • Conduct regular project meetings with internal teams, clients, and stakeholders to review progress, risks, and next steps.
  • Maintain strong communication with clients, ensuring their needs and expectations are met.
  • Track project milestones and deliverables.
  • Ensure compliance with building codes, safety regulations, and company policies.
  • Resolve any conflicts or issues that arise during the course of the project.

Qualifications:

  • Bachelor's degree in Construction Management, Architecture, Engineering, or related field (preferred).
  • Minimum of 3-4 years of experience in project management, specifically in tenant improvement for commercial properties.
  • Proven experience managing large-scale commercial projects from start to finish.
  • Strong understanding of construction processes, building codes, and safety regulations.
  • Excellent leadership, communication, and organizational skills.
  • Ability to manage multiple projects simultaneously and handle high-pressure situations.
  • Proficient in project management software (e.g., Procore, MS Project, etc.).
  • Knowledge of local market conditions in Southern California, including key subcontractors and suppliers.
  • PMP or other project management certifications (preferred but not required).
